The Briar Rose Bed and Breakfast Reservation Policies and Payment Information:

SMOKE FREE INN: The Briar Rose Bed and Breakfast permits smoking only in our outside garden areas, never in guest or public rooms.
RESERVATION AND CANCELLATION POLICY: As a small inn, each visit is important to us, and reservations are advised. No charge will be made if reservations are cancelled at least 7 days prior to the reservation date or if the space can be occupied by another party. Otherwise, a charge equal to one night's lodging will be assessed. Reservations for three or more rooms require a cash or credit card deposit equal to one night's lodging for each room.
NO SHOW POLICY: Guests who do not show and do not cancel may be charged for the full stay reserved unless the space can be occupied by another party.
EARLY DEPARTURE POLICY: Guests that stay fewer nights than reserved may be charged for those nights unless the space can be occupied by another party.
CHECK-IN: 3:00 to 9:00 pm
CHECK-OUT: before 12:00 noon
$15 will be charged for each additional guest 6 years of age and older, staying in the same room.
A discount of 10% is offered for parties occupying three rooms or more, or for stays of five days or more. Please call in to ask about discounts for AAA, non-profits, or Naropa University.
Rates are subject to change and do not include tax.
Premium Rates and minimum stay requirements may apply for special occasions such as Graduation, Parents Weekend, Bolder Boulder, etc. Please call to make your reservation in advance as we may not show special occasion rooms through our internet booking engine.
Pets are not allowed.
We welcome well behaved, well supervised children traveling with their parents. No charge is made for children five years of age or younger.
The Briar Rose Bed and Breakfast welcomes small meetings and receptions. We work with the finest caterers in Boulder and Denver, and can arrange for a wide variety of food and beverage options. Contact the Inn for rates and availability.
